1. Surface water/Sub-surface water

Uncovered event: Standard homeowners policies do not cover damage caused by surface water or water that flows below the surface of the ground. As an example, strong rain or thunderstorms can cause large amounts of rain water to run off a roof and pond near a house’s foundation. If this water begins to leak into the basement of the house causing damage, such a loss is not covered under the policy.

Solution: To prevent damage to basements and furnishings, property owners should install gutter systems and window wells that channel water away from basement windows and foundations.

Periods of excessive rain, melting snow or flooding also cause water that flows below the surface of the ground. Similar to surface water, damage caused by sub-surface water is not covered under a standard homeowners policy. To prevent damage to basements and furnishings property owners should install sump pumps that will remove water that accumulates in basements.

3. Power outages when you're away

Uncovered event: Loss or damage from a power failure that originates away from the residence is not covered under a standard homeowners policy. As an example, food stored in a freezer would not be covered if it became spoiled when a severe ice storm caused power to be interrupted for several days.

Solution: To avoid a similar loss, property owners should consider owning a portable generator that can provide electricity for appliances until the local utility company restores power.

2. Jewelry that goes missing

Uncovered event: Standard homeowners insurance policies only cover jewelry, watches and precious stone losses if the loss or damage results from one of 16 named perils listed in the policy. As an example, a jewelry item is not covered under a standard policy if it becomes lost.

Solution: To reduce the risk of losing jewelry items and incurring an uninsured loss, it is recommended that your items be periodically inspected to make certain that stones are securely mounted and clasps are working properly. Professional jewelers typically recommend that you visit your jeweler at least once a year to have your jewelry checked for loose prongs, worn mountings, and general wear and tear.

4. Freezing losses if you don't heat your home

Uncovered event: If your home sustains damage from a water supply pipe that freezes and bursts while you have relocated to a warmer climate during the winter months, it may not be covered.

Solution: There is a duty in a standard homeowners policy for you to maintain heat in your home, or shut off the water supply and drain your water system and appliances while you are away. Be sure to do this so your loss will be covered.

5. Lack of maintenance or wear and tear losses

Uncovered event: Standard homeowners policies do not cover contents losses that result from deterioration or wear and tear. As an example, if contents in your home sustained water damage from rain that leaked through your roof, and it was determined that the leakage was a result of deteriorated roofing shingles, there is no coverage for any interior contents damage.

Solution: To avoid this type of uninsured loss, it is recommended that you periodically inspect your doors, windows, siding and roof to make certain that they have not deteriorated and remain in good condition that will protect the interior of your house.
